A few " Staging Secrets" are listed below:
"If we can't see it, we can't sell it", and "If we can smell it, you can't sell it"
Don't let excessive cooking and pet odors stop you from selling your home. Take time to deep clean your home, or hire professional help. Rid your home of the clutter. Remove items from counters, tables, floors, and spaces that hide the usable space.
"Clutter Eats Equity!"
Pack up your collections, books, family photos, furniture you are not using, reduce the amount of wall hangings and excess clutter. If buyers spend too much time admiring your possessions, that is less time they are spending looking at the wonderful space in your home.
"Buyers only know what they see, not the way it is going to be"
A cluttered mind says, "NO!"
Don't show your home as you live in it, even if you are in the middle of your own busy life, no one wants to see your clutter, your photos, and your frenzied lifestyle. This is the quickest way to turn a potential buyer off and never return to your home. A home in this condition shows you don't care enough about your home, and it will reflect how you care for the rest of the home, aesthetically and structurally. Pack up all your personal artifacts, get rid of your heavy furniture, books, degrees, children's artwork, personal photos, and transform this potentially wonderful first floor office into an environment which welcomes instead of scares off potential buyers.
The Investment in Staging
is always better than a Price Reduction!
There are two buyers for your home, yourself, as you continue to pay your mortgage, and your potential buyer. The longer you delay home staging, the longer you own your home. Staging matters! If your home sits on the market for more than a few months you are looking at a significant price reduction totaling thousands of dollars. Statistics prove that with a small investment in Staging you will reduce that possible reduction, and you WILL sell your home faster.
A potential buyer will "mentally move in" as they see themselves cooking in this kitchen
Kitchen Tips: When de-cluttering a kitchen, think about what you really can live without. Clear off counters leaving only a very few items that you need on a daily basis. EVERYTHING else should be kept OFF the COUNTERS to create space. Most homes have far too many appliances. Repair any tile or Formica, and if you have the budget like this person did, invest in granite or quality counter tops. Remove all magnets, photos, child drawings from the Refrigerator front, and remember your calendar information is private and should not be on display anywhere in your home.
Show the flow of space from one room to the next, use color for accent pieces.
Staging is creating a feeling in the room that makes buyers want to come in, because they feel at home, in your home. Use warm, calming colors. Feng Shui encourages the use of a little red in each room. The use of green also brings calmness. Lighting is just as important, keep it simple and calming.
The Home Stagers on HGTV always say, " if you have a fireplace, it should be the focal part of the room"
I will guide you to "Set the Stage" for the sale of your home. I will help you to emotionally separate from your home, and give potential buyers a vision for their future in your home. Feng Shui experts say bring "harmony and balance" into your room. Stagedhomes.com experts say, "Use the power of 3, small medium and large in your vignettes". I say, use "common sense" and make a room comfortable, inviting, and spacious. I can help you turn your home into a comfortable tranquil living space so your buyers can see your home's potential.
The goal is to sell your home, and move forward with your life.
Additional Home Staging Secrets:
1. Let the light in, remove heavy curtains, replace with light window treatments or sheers.
2. Use high, medium and low vignettes,
3. Add a bit of greenery to each room
4. Paint where needed
5. Use color for accent pieces
6. Create balance and add a bit of red to each room (Feng Shui)
7. Use creativity, think out of the box
8. Detail your home, like you detail your car! After all, most of your equity is in your home, not your car!
